Step #2: Get an idea of what your preferences are by filling out our Blueprint/Amenity Checklist. Before you select an architect and builder, decide what amenities are essential to you, and which ones are on your "wish list". With so many extra’s to choose from when building a home, it is extremely important to know the cost of things.

Step #3: Select a Builder. To assist you in the decision process, we have provided a Builder Selection Interview. You can also select our Get to Know Your Builder questionnaire for a more in-depth format of questions.

Step #4: Begin the process. You, your builder, and Integra Lending will each have items that we’re responsible for collecting and submitting for your final loan approval. The Loan Amount Worksheet will give you a starting point in determining your final construction loan amount. Some of our programs will require a "contingency for cost overruns", and some will require an "interest reserve" which will essentially eliminate the need for you to pay for interest costs that will accrue during the construction process. This worksheet assumes both, but please remember that not all of our programs will require them. Next, ask your builder to complete our Builder/Lender Review Form, so that we have a better understanding of their funding preferences during the construction of your dream home, as well as some background information about them and their business practices. Finally, our Custom Construction Checklist acts as a general list of forms and documents that we will need from you and your builder to complete you loan request.

If you are building in unincorporated Douglas County, our Douglas County Permit Fees worksheet will give you the approximate amount of estimated permit and plan check fees that you should expect to pay. These fees may change, so please confirm them with the county.
