As your "Full Service Lender", Integra Lending offers a complete spectrum of "niche" financing, as varied as your individual long and short term objectives. Listed below are other types of loans that are in addition to the typical 30 and 15 year fixed and Adjustable Rate Mortgages. If you don't see what you are looking for here, call us. Chances are we can provide an option that is tailor made just for you.

  • CONSTRUCTION LOANS
    Building a new home? A single close construction to permanent loan may be the answer for you. One loan secures not only the rate on both the construction loan, and the final permanent loan, but also reduces the closing costs to just 1 closing, saving you thousands of dollars.

  • LOT LOANS
    Whether it's ½ acre or 50 acres, Integra Lending offers financing to purchase your dream home site. Fully documented programs to 90% of purchase price, and No Income Verification loans are available.

  • "TEACHER/ POLICEMAN NEXT DOOR" HOME LOANS
    Purchase a home in a designated census tract, and receive a GIFT from HUD of 50% of the sales price, meaning you could put down as little as only 5% and have a loan for just 50% of the new homes price! The rest is your EQUITY! You or your spouse must be a teacher or law enforcement officer to qualify.

  • BRIDGE HOME LOANS:
    Bridge loans allow you to access the equity in your current listed home in order to purchase your new dream home. In many cases this can be accomplished without having to write monthly checks for 2 mortgages, and thereby reduces the amount of liabilities used to determine your Debt-to-Income.

  • 103%/107% PURCHASE HOME LOANS:
    These products allow you to finance not only 100% of the sales price of your new home, but up to 3% in Closing Costs. With the 107% loan, you may also use up to 4% of the sales price to consolidate other debt, such as credit cards, student loans, car loans, etc.

  • NO INCOME VERIFICATION LOANS:
    For many people, submitting volumes of tax returns, Profit and Loss Statements, Rental Lease Agreements, W2's, paystubs, and the such to qualify simply requires more effort than they would like. No Income Verifications require nothing in the way of income documentation, though good to excellent credit does become more critical. Finance up to 100% of the home price.

  • NO INCOME, NO ASSET PROGRAMS:
    Similar to NIV loans, the verification of assets is also not required.

  • NO INCOME, ASSET, OR EMPLOYMENT LOANs:
    The ultimate in ease of documentation, this loan is ideal for those who have recently started their own business (most programs require 2 years self-employment), are new to primarily commissioned or bonused positions, or even those who may have lost their jobs. Excellent credit is required. No income, assets, or employment are verified!

  • LOW DOWN PAYMENT PROGRAMS:
    The dream of homeownership is attainable with little or no down payment through government bond programs, down payment assistance organizations, or conventional No Down Payment / High Loan to Value programs. Both Fannie Mae and Freddie Mac offer 100% loans, and other loans are available for seller credits for Closing Costs, Seller Financing, 80/20 Combinations with no Mortgage Insurance, and even Jumbo and 2nd home programs with no down payment are available.

  • ENERGY EFFICIENT MORTGAGES:
    FHA (Federal Housing Authority) offers financing for improvements to a home purchase that will increase its overall energy efficiency. Include the costs of replacing windows (call for details), insulation, and other energy efficient items into your mortgage, and only put down 3% of the SALES PRICE! Add down payment assistance and you could improve your new homes comfort AND purchase your new home for no money down.

  • REVERSE MORTGAGES:
    For many retirees, the Golden Years can be dramatically improved by having more income to visit the grandkids, travel, help out with college tuitions, or do some simple improvements to their current home. A reverse mortgage, can provide monthly income supplements, large distributions of funds or one bulk payment, to the senior…with NO MONTHLY PAYMENTS associated. Typically, the home needs to be owned free and clear in order to qualify.

  • REMODEL/REHABILITATION PROGRAMS:
    Wish you could add on that new kitchen or bedroom, remodel the master bath, or landscape, but don't have the available cash or equity in your home. Our remodel loans allow you to use the "after improvements value" determine the value for advancing you the necessary funds for such improvements. Also, think of this loan when buying that "fixer upper" that's been on the market for an extended period of time, and needs a little TLC.

  • EXTENDED LOCK LOANS:
    Having a new home built and would like to take advantage of today's low rates, but need something as far out as 1 year for a rate lock? At Integra Lending we can lock your rate in for as little as 10 days or as far as 18 months without any commitment fee required.
